Sylvan Glen Subdivision Deeds Restrictions & City of Troy Local Ordinances

What are the Deeds & Restrictions for Sylvan Glen Neighborhood?  They are a document outlining the policies, codes, guidelines and rules homeowners are asked to follow within the Sylvan Glen neighborhood.  These guidelines were developed and initiated by the original builder when each of Phase I, II and III of Sylvan Glen and the Shady Creek neighborhoods were built.  The Sylvan Glen Homeowners Association (SHGA) currently oversees and enforces the Deeds & Restrictions for Sylvan Glen III.  Copies of the Sylvan Glen Deeds & Restrictions can be obtained from Oakland County Registrar of Deeds office located in Pontiac, Michigan.

Why are Deeds & Restrictions so important to all Sylvan Glen homeowners?

They establish neighborhood guidelines, policies, and rules for the benefit of all homeowners.  The goal of the document is to promote a positive, clean and safe living environment for all residents. They are a very important factor – helping to increase the sales value of each of our homes, the land and overall appearance of the neighborhood.  Examples of policies include the following sample summarized items: “no trash or refuse stored outside unless in an appropriate container, no fence built unless approved prior by SGHA and City of Troy, no trailer, boat or motor home parked in driveway for extended period of time, no grass shall be longer than 8 inches in length, etc.”.

What is the current state of the Deeds & Restrictions?

Currently the Deeds & Restrictions for Sylvan Glen Phase III can be enforced by the SGHA and are self-renewing every 15 years.  Sylvan Glen Phase I and II Deeds & Restrictions have expired.  Shady Creek Deeds & Restrictions are enforced and are under a potential review by the SGHA. Currently the SGHA board is enforcing the Deeds and Restrictions for Sylvan Glen Phase III and overseas the enforcement of the City of Troy local ordinances for all of the Sylvan Glen neighborhoods and Shady Creek.

What are the City of Troy local ordinances?

The City of Troy local ordinances are the codes, policies and regulations residents and homeowners must follow within the City of Troy.  These guidelines are overseen by the City of Troy covering Sylvan Glen Phase I, II, III and Shady Creek Neighborhoods. The SGHA notifies the City of Troy concerning any resident violations of the City of Troy local ordinances. Good Neighbor Rules for Dogs and Owners

Its that time of year again when we all want to enjoy the outdoors including our yard, walks through Sylvan Glen neighborhood, parks and other public land.  Please remember to be considerate when enjoying your dog outside this spring:

1)      Keep it Clean - If you walk your dog please remember to keep our neighborhood clean.  Any person walking a dog must immediately remove any dog droppings that occur on property not owned by the owner or keeper. 

2)      Barking – It is against the local City of Troy ordinances to keep a dog outside that is barking, yelping or howling in a loud manner that may cause annoyance to the neighborhood or people passing on the sidewalks.

3)      Use a Leash – Dogs are welcome in Sylvan Glen neighborhood and surrounding parks by the school.  Please be sure to have a leash on you dog to prevent any danger to other residents or dogs passing by on the sidewalks!

Dog Licenses – The City of Troy ordinances require all dogs over the age of 6 months be licensed and wear a collar with the license attached.  At the time of licensing, a rabies certificate showing an expiration date is required. Dog licenses are available at the City Clerk’s Office 8am-4:30pm.
